This should have been a 5 star review but unfortunately the company lies on their website. My home inspector did a great job on the house but I felt the pool inspection fell short of my expectations. I played phone tag for about a week and finally got a manager to discuss it. I asked to be refunded the $200 the pool inspection cost and mentioned the guarantee posted on the web site. He said something about that only being valid if while on site. Well it doesn't say that anywhere, and how could I complain on site when I wasn't there. I gave them a couple of days to refund my money and have not heard from them. So as a result, they get 1 star because they are liars.

Hi Lee, we appreciate your feedback on here. With reviews like this, it shows the public that all our reviews are authentic since we have over 35 Five star reviews that Yelp chooses to hide and over 300 five star reviews on Google. We have discussed this with you a few times now over the last 5 months. The inspector conducted a pool inspection notating 5 costly deficiencies on the pool report. 1) Low water level leading to believe there may be a possible leak. 2) Inoperable Jets. 3) Jets containing low pressure while blowing air bubbles (more evidence of a possible leak). 4) Inoperable pool light. 5) Inoperable Pool Heater. We believe in our services so much that we choose to offer the 200% Guarantee. It is in place for clients that attend the inspection and aren't happy with our services. i.e. show up late, lack of professionalism, etc. It was never meant for anyone to pick and choose when they feel like using it, trying to get something for free.

They missed several items during my home inspection, costing me $4200.00 worth of repairs and putting me and my family in danger. Upon moving into our new home we found water damage around windows,, electrical issue and multiple damaged windows. I filed an incident report with their company regarding the items and they refuse to admit their inspector missed these items. Christian the manager said, "we aren't going to claim responsibility for those issues".

Jennifer, we tried to resolve this matter with you and Charles and our inspector manager was hung up on. We made a second attempt the next day offering a full refund to try and rectify the situation and your only answer was to pay for all the windows that were drilled into. The inspector reported the windows containing moisture between the panes and corrosion, he recommended a window specialist to further evaluate. We have photos of the windows and there were not any holes drilled into them during the inspection. We cannot be held responsible for actions taken after the inspection is conducted, that was explained on the call. There were GFCI's within 6' of the water fixtures that were tested, the whole kitchen was not protected per today's standards but as the real estate contract states, "Sellers are not responsible for grandfathered code issues", nor are we code inspectors. But the entire kitchen was not required to have GFCI's when the home was built (1990). You are right the breaker was missed for the HVAC unit and we offered to cover the cost of that on the first call. The inspector tried to test the irrigation system, there is a picture in the report along with a recommendation to have it repaired because the main pipe was broken in half. It was inoperable. Please, keep in mind over 500 items are inspected on a home, so not everything can make it on the report. Conditions can & do change between the time of the inspection and the closing. It's why we write in the report that we highly recommend a home warranty as well as a final walk through, along with a list of items to check during the final walk through that did not take place. We've taken action internally with the inspector to minimize misses when inspecting. Thank you for bringing it to our attention.

Did the inspection on my house house across the street and the house next-door to that all three of us have had nothing but problems the most in adequate company would definitely not recommend them to inspect a barn without electric and running water let alone a house that I'm going to look be in

Hi Ken, according to our records, RPI did not conduct any inspections on the same street as your home, there may be some confusion as there are a number of home inspectors in our area. Your inspection was completed two years ago and the report was 47 pages long and 40 deficiencies just on the Summary Page. There were many issues that were picked up during the inspection and the inspector was very clear about the condition of the home before closing on it.

Both my seller and buyer clients have expressed how impressed they are with the professionalism of RPI.
